Todd, I won't be giving away, way to much invested in that hobby. we went and looked at a house and land that we really like. 29.65 acres, 5 year old 2600 sq ft home, 4 car covered carport with cement slab, has a 30x50 open sides covered area with a 60x 30 enclosed area. used to be a dairy barn. has three stalls, and a office building that used to be a reality company. If we do get it we think that will be a small store for pond supplies, maybe a NASCAR display, and a area the wife could sell Alpaca fleece items, socks, sweaters, taboggens, etc. there is about 3 acres I could use right away to set up display ponds for fish, a great area I could set up for a turtle habitat, and a PERFECT place for a formal koi pond by the house. There is also lots of deer, wild turkey, and some foxes on the property along with the predators I will have to fight off. UGH! were going to use the diecast as some supplemental income and try and sell a good bit on ebay to help fund the Alpaca ranch and petting zoo. behind the property there is nothing but woods for 1.25 miles straight behind us, to the left there is a 50 acre pine tree farm that 12 acres belong to us, 38 belong to the next door neighbor. 380 of pine trees between them and us. to the right is 1 mile of woods and that comes out to a Huge farm that is nothing but planted land. and in front is 150' from the front of the house to the driveway entrance and property line, then another 100-150 feet of hard woods, and a 40 acre lake with 4 house on the other side. can't get to there house from our road, they use a whole different road. so it will be pretty private.
A plus for the property is it has a 125' x 100' cleared lot that is set up for a moble home. If this goes through my son has been looking for a moble home lot to move a trailer on, I talked to the guy he would be buying it from, It's in good condition and he'll move it and help level it and set it up for $5000. trailer move and all. he's been friends with my son for several years and wants to build a home on his site and reaaly just selling it to get it moved. The mobile home site is out of view from the main house but it's right off the same driveway. close but not to close. My sons girlfriend/fiance' loves the turtles and helps take care of the Koi anyway when we are gone, She's been looking for work but with two young girls that get home at 3pm every afternoon from school it's hard for her to find employement and still be able to be there when the girls get home, This would be perfect if she wants to help with the farm. She could help catch calls while I'm not there, could look after helping with animal care and be at home with the kids at the same time. I figure they could work off the loan/rent until the trailer and set up is paid for and this would help me and them both out at the same time. It's looking good, keeping my fingers crossed. even the wife has gotten into this and really started seeing the potential in the store/farm/water gardening/ or other dirt moving business. lot's of tax right off's for a farm, and the wife thinks we may qualify for a education grant if we farm the Alpacas and bring in some kids/students for educating purposes. If that works out it's enough to buy about 1/2 of a starter herd and will supply most of the food needed for the first year.
