We treat our renters very well, even have let them slide if in trouble for a short period, no more. They turn on you. We decided we are going to toughen up big time, don't pay you are on the way out the door........

The one chick we let her make bi monthly payments, then she made end of month payments, then she bailed lol oh well

I guess with todays economy they figure they can get away with it .My neighbors down the road rented theres out when they could not sell it and 6 month's later the people took off .Problem is when they took off they took everything that was not tied down .Appliances gone ,toilets and sinks gone ,heat pump gone and all the lighting fixtures also .It is just sad what is happening and I guess since the people did not live in VA anymore they figured what the heck ,destroyed what they couldn't take .So be careful addy and watch it is getting worse ,not better

yep and florida is owner friendly........... post 5 day notice.......then you can call the sheriff it goes pretty quick.
Yep sissy, we are down there enough we are going to drop by with every trip, check out the places.

We are both softies, working in a hospital on patients, you are naturally a care giver, so your mind set is to give care to everybody...........,not any more.............I hope lol.

hey addy are you not allowed to charge a refundable deposit to your renters, to cover such instances, ? they used to do it here in the uk, it was called a bond, then the government made it illegal to charge a bond, but the landlords just call it a months rent extra in advance, so they still charge it

Yes we can charge, security deposit, pet deposit, last months rent. The one renter used the security (we didn't chg last month rent, single mom and broke) for the last month therefore no left over monies. The other renter, last year she lost her job, so dummy us, let her use her last month rent and pet deposit for two months rent to help her get back on feet. So for her (the cat lady) we have a small security deposit and part of a months rent. She had been renting the place from before I bought it and never did not pay rent and paid on time, it was, at the time, a good gamble.......but then alcohol took over.

We could take them to court and win, but that does not mean you get any money, so you have to weigh is it worth the effort and money to do the small claims route. We would need a lawyer, being out of town, otherwise fly down to handle.

The cat lady is unstable, the single mom is struggling, so we will most likely just write it off our taxes...........again lol

But now we are going to say go if they can't pay, lose their job, whatever. No more helping and quick 5 day letters filed.

oh well i have finally got started on my home brewed ginger beer ! 20 ltrs of the stuff !!!!yeeee, just out of curiousity i had a chew on a raw bit of fresh ginger root, !!! god much hotter than most chilli's i have tried ! mouth was burning lol
