Yep us too on downsizing. Bought this big house 13&1/2 yrs ago and we only use a few rooms. Can't sell now tho as won't get what we want for it and we need to do some fixing up first anyways. Good luck on finding a new one and selling the old one Keith.

I wanted to get a bigger house years ago, then I thought what for? So dear hubby can hoard more junk! ha ha ha. Small houses are quicker to clean and I like my small house house, only two bedrooms, but we all fit in here some how,, me the Hubby and the old puppies.

We also will never get a 2 story house again. 1 story easier to paint and not so far to fall off the roof! I hate the thought of packing everything up tho :sour:

Thanks guys, Addy I love your yard. I would be very happy to have something like that. 12K is big for a house. I did a construction bid on a foreclosed house like that and it seemed weird anyone would need a house that large. The only problem with building a bigger pond is I'm so busy with work I would need time to plan the pond and execute it. Nathan nice to see you back from your hibernation! Yes the 55 degrees the other day here was sensational. I can still vividly feel the negative 15 degree weather we had this winter. I'm not a total baby about the weather. I went to the recent Blackhawks/Penquins game at Soldier Field and set through some really cold weather! I'll try to post some pictures. Colleen/JW yes small houses are easier to clean and less junk. My wife has been getting rid of extra junk the last 10 years here so hopefully it will not be that hard to move. We clean the garage 2 or 3 times a year and the basement 3 or 4 times a year! We have been making donations to rummage sales for years and did quite a few garage sales to get rid of stuff.

I love my small house and large yard. I have a full basement, not finished, but there are walls that are covered in paneling/painted. So, when I have family over, I can hose up to 9 more people! I love that part, but not that I need to have it finished. Don't want any of them to get too comfy and want to STAY! LOL And, my yard is large enough I can keep building and going on and on and on .... but my kids say "quit digging holes in your yard"! So, I will simply enlarge the koi pond bog this year, and move the waterfall around so it is not as high, but still gives the "water falling" effect. Also want more filtration for the koi pond. Totally agree, to rebuild with all I have learned in the last 3 years would net a much nicer pond! Good luck, Keith. And, seriously, when you get ready to build, I could bop up your way for the weekend and help dig and haul rocks! That would be a fun time, as long as you provide coffee in the morning. LOL

I really wanted a 3 thousand sq.ft. house but decided 2440 sq. ft. was enough to clean .3 acres is way to much for me to handle though .I thought about selling the extra lots but don't want neighbors that close .Plus land is not worth much here so it is better to keep it together .I had a bungalow and then bought a cape cod and now a rancher and sure do love no stairs .Plus upstairs would never get used and I can say my whole house gets used .I gave everything from my house in NJ before I moved .All I brought here was my grandfather clock and curio cabinet and dogs and clothes .Bought all new .No formal rooms here like the NJ house .Comet you can come clean my basement out here ,no garage .I did start it :);)

Even before my hubby passed, we only used 3 rooms in that 4000 sq house. Kitchen, bedroom, family room oh and bathroom, so four rooms out of the 11.

Love our small rancher here in md.

Spring is coming, I seen a few bulbs popping up beside my house, so I have been outside on the east side of the house where the pond is, cleaning and sweeping. The other day the sun felt so good I was outside having coffee by the pond again! The foot of ice I had on my bottom pond is all gone now too. What's happening out there Keith? Is the ice gone off your pond too?

We have two and a half bathrooms yet while downstairs In a pressure situation I walk swiftly outside and pee in an inconspicuous spot. If upstairs and I'm simply lazy it's up goes the window and watch out below. :cigar:
