Sometimes I wonder lou is it luck or just torture when you own a house .My last house I spent 10 years making it pretty and it looks horrible now .Once the guy got foreclosed on it sat empty for 3 years and all my work went overgrown and it made me so sad to see what happened to it .I put so much love into that house .

I was so upset it took 10 years of my life to make it look great and all my hard work as it was neglected for 3 years before i bought it and needed lots of work .1 acre of total neglect .I resided the house and new kitchen new bathrooms and new front porch and back deck and all my pretty gardens .

Both grandchildren's birthdays next weekend. As suggested we have purchased our son's family, per his wife, a season pass to Ft Worth Zoo, two stuffed zoo animals and a basketball hoop. Grandma will attend a princess birthday party at Caroline's palace while grandpa watches TV in a side room. Heaven knows where our son will be. LOL. BTW, a seasonal pass for a family of four is not cheap. But that's what being grandparents is all about. Putting a twinkle in the little one's eyes.......... ( loving smile with a wee tear in my eye )

Sissy I love your mailbox and the flowers are very nice indeed. I have that phlox too and can't wait for it to pop up!
OK here I am, up late and drinking wine and enjoying the nice night by the pond.... next week we should have some leafs on the trees!

I should fly back to arizona, have not seen my house there, since 2009, my neighbors say all looks good though. Figure we can fix anything that gets damaged, they pay good rent and always on time, sort of a win win

I went back to visit neighbors but now wish I had not .granddogers are cheaper a biscuit a toy and they are loving you until they are gone

Yes, we just love our puppies too! They always love me and are happy for the small things in life. Poppy has to follow me around the yard, if I go outside and forget her, she will bark to be let out, she is so darn needy and that makes me love her more, just because she needs me.... and would NEVER leave me! Unlike Bad Bear, he wandered off the other day when I left the gate open for a second! Poppy would never LOSE ME! :)

I saw my house in NJ after it was left to be neglected for 3 years after the guy got foreclosed on .I won't do it again mrsclem nice looking deck and don't you wish it could stay like that forever .But the wood ages .I saw french doors when I bought my new sliders but could not imagine the space needed to open them .My morning room is only 15x 15 and then you have the table in the middle and it would end up being a hassle .

Sissy- That's why we ordered doors that open out onto the deck. I have a large kitchen but the doors would really cut the space. Deck will be treated this fall to hopefully keep the wood from turning grey.

I bought my pella sliders at a closeout from the manufacturers over stock and he had no doors that opened out .So 295 dollars was a great deal and I could not pass it up .I had not planned on replacing the sliders but pella is made better than the ones i had .I like the ones that opened out as you get a better weather seal but if you get snow you can't get out .I learned that from my house in NJ .I could not leave the dogs out after a snow storm and poor things were begging too .
