Sometimes contractors need some operating capital up front, but most of the time, if it is a repeat client, we ask for NOTHING up front, and if it is a new client, the costs of materials only. Thankfully we have never gotten burned, but know a lot of contractors here, who get a good chunk up front (50%), and then leave the property a mess for weeks. A lot of hackers here. I think the fact that we ask for nothing to little up front is one (of many) reasons why hubby is always busy. Hopefully, you only have a fair amount out (materials and maybe some labor to date), so that the contractor has a reason to get his butt back to your place and get it done. We want to get into a place, get it done, get paid. and move onto the next job. Although we are getting backed up now... cant get away from a client. It was great, did over $4k worth of work, then he added another $3600 (hubby gave me that check last night) and the client just added another $2k worth of work ... Glad the client is happy, but need to get elsewhere LOL. He has a sea wall he has to get to, then a pond install BEFORE the normal Spring work load hits ... Looking like I'll be on the phone pushing clients back:-(
