Does your building code require self draining freeze proof exterior faucets? They can leak from four places. Parts are hard to find and plumbers charge from $145 to $300> to fix or replace. Price is so high because some of these faucet units have there our copper water supply pipe. Some are soldered to the house in wall water line, some screw in. No way of telling without either removing surrounding brick or wood siding. *+%#~¥&? Worst of all, no one knows which are which!

Our most used outdoor faucet leaks so to avoid the high repair/replacement cost I'ver resorted to multiple looney tune patch jobs. Of course, none of which has completely stopped the three leaks. I'm still not giving up!

By the way, my neurological malady seems to be progressing in that I am having increased difficulty releasing if what I write, say or hear is actually what I intended to write, say or was told. For example, just today the landscape designer told me about pine bark mulch. I heard him say "green" mulch! He knows of my unique situation so we had a good laugh.

I'm telling you in case I do not check what I have written. Personally, I think it is hilarious. It certainly confuses the heck out of those not in the know. Don't worry, no vulgarity or such. It is good form to have a sence of humor about these things. I try to look on the bright side of life as Eric Idle sang about in the song "Always Look On The Bright Side Of Life" in the Monty Pyton' movie "The Life of Brian".

Agree, I've been a positive person all my life as well.
Yes, we have to have self-draining outdoor faucets. I just had one added on my house, and one replaced as it had corroded and I could not attach a hose to it any longer. The threads were corroded. They didn't cost much to replace, both are in the siding. Not sure why yours would be any worse, even if in brick. They just remove the old, replace with new, then seal up the hole again. Hmm .... Good luck with your self-fixing faucet issues. I would never try to fix a leak, that's something that can go very wrong very fast. LOL
