Around here, I had my house inspected before I purchased it. Septic man was told that the baffles in the septic system had been replaced the year before and tank emptied. I know most people have their tanks emptied often, but when I was married, during the 23 years we lived in that house, we only had our tank emptied once. We did not have a food disposal, and I know that creates waste that does not break down like most waste. His sister and brother in law built 2 years after we did, and they had to empty their tank after 5 years. My water well did not pass inspection, though, the previous owner had the choice of digging down 10' and sealing the stop as it should have been sealed, or removing the top 10' and replacing it with 10" pipe coming to the surface. They had to pay almost $5,000 for that to be done! But, I didn't care, I didn't have to pay, and it was the stupid realtor that had literally "stolen" the house from the previous owner, just a month before I saw it on the market. But, that is the previous owner's fault, the realtor made an offer, and he took it, knowing it was about 60% of what the house was worth. Anyhow, the realtor had to pay for the well, and I was happy, since he was a total jerk. :)
Also, with the inspection, anything that turned up not up to par, I could ask that the owner fix or replace it. They have the choice to do so, or the deal is off.

We put a contract on a house before this one, spent a bunch on inspections, around 3k (well, septic, mold), the owners refused to fix issues so the contract was canceled, they sold it the next week for 30k more. So we knew why they would not fix the issues.

When we saw this house, just did not feel like putting out that amount of money again. So gambled, so far all is fine. I use our disposal, but most large food stuff goes in the garbage not down the disposal. No coffee grounds, no washing dirt, ie mud off hands, that is done outside. Pretty careful with it.

Wow, that was a LOT for inspections, Addy! Here, I had separate guy check septic tank and lines ($150), and the other main inspector did an extremely thorough job for $350. I even had him check the electricity in the barns, which he didn't think he needed to do. I bought the place for the barns, too, so I walked with him out there. :) I could have had him come back and reinspect the things that I had fixed (GCFI outlet in bathrooom that got replaced, wiring in basement corrected, previous real owner had used bar lights, cut off the plugs, wired it directly, that was not allowed; and well), but I chose to go with it instead of paying another $150. My furnace, water heater, AC, roof, siding all were new within 3 years, so there was not much for him to have to check out in those regards anyhow.

I use rid ex and i have a disposal also and had it septic tank inspected last year to see if it needed cleaning by the guy who put it in and so far he said it did not need cleaned and he just sprayed in extra bacteria and showed me the pics of the inside of the tank where the liquids go and where the solid waste goes .He told me what ever I was doing keep it up .I also had a septic tank in my house in NJ and to keep it from being an issue when i sold i had in cleaned and a report on it done so i could show prospective homeowners there were no issues with it .Had a home inspection done before i sold it also and since everything was mostly new in the house in the last 3 or 4 years no issues there .i wanted to make sure also since the heating and air conditioner were under a service contract for a full year that people did not have any real worries and i did not want any surprises either . :razz:

CE there was mold, discovered after we wrote the contract. We had to have the expensive, is it dangerous mold, tests done. And it was bad for your health mold. They said no way are we going to get rid of the mold, so we canceled, actually happy it happened. This house and land is great.

Black mold is a real health hazard and most people that have an inspection on a home and cancel the contract put a history on the house and the next person that put a contract on the house have to have that disclosed to them .I wonder if they were told about the inspection report that you had done addy.Shame that the homeowners selling did not care .

We had an AC overflow pipe clog in our attic cause water damage and mold. Allstate Insurance sent us to a hotel for a week while that awful mess was cleaned and repaired.

I never understood why they put them in an attic .I know here most people have a room in there house for ac and heater if they do not have a basement .I have a heat pump and my units are all in a room by them selves and there is a large drain pan under them with 2 drain hoses so incase one gets clogged there is a back up .I have a basement and next year I will be moving the units down there .I should have done it years ago but put it off .I want to put in a more energy efficient units so have been checking them all out and doing all my research on them online .

It was not only black mold, they did air samples, the mold in the air (I would need to find the report for the kind) was dangerous to deadly to your health. The owners said mold is to be expected, (house on kent island) the ones that bought it did not care.

I wonder if they got sick or are alive .Sad people would expose themselves and there family to that .Hope I never get invited to there house :razz:

Sissy are you saying you are going to move your AC unit into your basement? I've never heard of that! My furnace is in my basement, but AC units are always outside that I've ever seen. In AZ they are on top of the houses sometimes, daughter says in UT they are called "swamp coolers" and they are on top of the house. Here in IL, AC units are always outside the house, next to the house. I think they put out a ton of hot air, that's maybe why they are outside. Maybe you were just talking about furnace, but those are always inside that I've ever known of, too. Guess I'm going to learn more when you reply. LOL

YEAH! my black goop did it's job. I caught the side of the 1000 gallon tank with the back hoe, put a small hole in it, when I was digging out all the dirt that was inside of it. Got out the black goop, a small piece of liner, gooped it up inside and out. I let it dry for a day and filled the tank yesterday. It is holding just fine............so happy, no leaks.
