Still cleaning doing fix up. Almost done almost. Weather is perfect, dropping down to the 80s high 70s
We just had a appraisal done, unofficially, realtor had us 49k to cheap. So now thinking back to mls listing it ourselves.
We will have the official report by the end of the week.

The appraisal came back at 680 we released the realtor, he was low pricing us for a quick sale. Toght now doing for sale by owner

Only thing about for sale by owner realtors may refuse to show the house if they are not getting a commission so you should offer a realtor incentive to show the house .That will up your chance of selling .I also know that a lot of people out there buying want the seller to pay part or all of the closing costs .So you will have to factor that in also

So do we. Smooth...Is the word. We did not get the 680 appraisal, but factor in realtor fees, cost per month of 2500 maintenance and mortgage, also told to do no more, ie dumpster to remove last amount of stuff.
Now time to enjoy life, say goodbye to my house. I love it here but hate the heat, love the ocean which is not here. Love the openness, hate the heat.....you have to baby plants here in md stick in the ground forget they grow.
