It is up to the buyers, they did not ask to see the appraisal, which I could send to them. I have it via email.
They also are not doing a inspection. He said anything they find wrong they can fix. He and his son have been in construction. They signed a AS IS addendum.
We have signed a contract, they just now need to go to a title company to start a escrow account.
If for some reason they back out we keep the deposit.

They are the sweetest couple, married just a month. Great outlook on life, moving out of Sun city (older folks community) to our no hoa home, making plans for a business in the shop for his kid.

They have a business that is being sold, when the funds come in they could live anywhere. But like a lot of us older gen. Careful with funds and love this house

The realtors said we could not sell it by ourselves. They said only 1% sell by sign, that is how we got to contracts, first one yuck, this one fantastic.....
