Thanks in advance.

They do have herons, make it straight sided and deepish, 24 plus inches.

the soil is sandy be ready to put in block wood etc to support the walls

Get on line and check for permits.

Don't know if I broke the law here or not but it seems as if most people just dig a hole and put some fish in it and call it good. They never bother w/ permits. Maybe if it was a very large pond that would be different :regular_waving_emot

I was talking to the City last week since they're harassing folks on my block about storing stuff beside the house (groan). Anyway, figured I would ask about the planned pond rebuild. I was told that the only consideration was that I needed a proper GFI outlet installed for the pumps, and I was supposed to get a permit to do the electrical work. Of course, I'm a long ways from Florida...

Do raise your homeowners coverage up like you would if you had a swimming pool

:lol:well to get around swimming pool you could swim in your pond with your fish I have seen a lot of ponds where people do that here and they build ponds here that they have paddle boats they ride around on .There are 3 man made ponds here with liners that are huge and some are more than 10 years old .That I know of and probably more

Permits are local, not state, and technically you need them for anything. But if you do it yourself in the back yard, you aren't likely to get caught (at least I'm hoping I won't). If you hire someone to build it, they will usually handle the permits. Much, much worse than city bureaucracies are the home owners associations that will regulate everything about your property.

We have a host of predatory birds, but you also need depth because of the heat. My goldies dsurvived the heat in my shallow pond last summer, but I'm going to three feet in my new pond. You will be further south and hotter.

If you are going to have vertical sides, you will need concrete block walls. Florida sand just flows. Don't even think about wood, unless you love termites.

Oh yes I have friends in hoa community there and they are even regulated with there back yards as she had a rain barrel hidden behind shrubs in the front and they sent her warning letters to remove it so she moved it to the back yard and they even complained about that and she removed it and has her house up for sale now and no one is buying of course hoa cost her on top of taxes and mortgage 210 dollars a month .For what she says harassment as she does not use the community pool or other things they offer .She moved from PA to retire there and now regrets it ,she is looking here in VA now .I have the same with the heat here but I went 4 feet as I checked the water temp all summer in my old pond and then a test pond and found the best dept for my new pond was 4 ft. just so I could regulate the temp. better and it has worked well at that depth as I have very little algae and very few problems otherwise .I do not have any shade at my pond except for the bridge in the middle .The builder before I bought the property stripped everything .They pond is being redone at this time so it is a mess but will get there as I work on it when the weather is good

I live in a town where everything is regulated. You can't have a 6 ft high fence or keep a truck in your driveway, but they haven't regulated ponds probably due to a lack of complaints or problems with them and the fact that there are so few.

Holy Mackerel...........Sissy! Our taxes our 4 times as high as yours are and we only have a little over 1 acre. These idiots around here vote for everything to go through even tho nobody has any money for it and lot's of stuff we don't need
Whenever we can we try to get away w/o getting permits but they have spies out there trying to catch ya. Seems as tho the people who know people in the higher places can get away w/ more

The reason my taxes are that high is because I have a view lot and the house is almost 2500 sq. ft. 3beds and 3 and 1 half baths .I also pay more because of the amount of bathrooms and back in NJ my taxes where 9 thousand on half an acre .Here it seems they don't check much of anything as Pittsylvania County is so large and with budget cuts and the building department is in Chatham which is over an hour away as I live close to Henry County line and 15 minutes from NC border .I was going to retire to NC but could find no land I liked with a view at my price .I paid 5 thousand an acre here .Thats the same here who you know gets anything I think thats all over
